Buyer Roadmap

We’ll start with a brief Buyer Intro Call to learn about your plans, timeline, and where you are in the process. If we’re a good fit, we’ll schedule a more in-depth Buyer Strategy Call.

During our Strategy Call, we’ll talk through your budget, financing, lifestyle, priorities, preferred areas, timeline, and what you want your next home to make possible. We’ll also discuss representation and how we’ll work together.

If you’re financing, we’ll make sure you’re connected with a lender and understand your purchasing power, estimated monthly payment, cash needed to close, and loan options before we begin seriously shopping.

Now we shop. Your search may include resale homes, new construction communities, quick move-in inventory, or homes that haven’t been built yet. I’ll help you evaluate not only the house, but the location, community, builder, incentives, costs, and tradeoffs.

We’ll narrow the options and schedule private showings, model-home visits, and community tours. I work with trusted showing partners and team members who may assist with some property tours when needed, giving you greater scheduling flexibility while I remain responsible for your overall strategy, representation, negotiations, and transaction.

For resale, we’ll evaluate the property, comparable sales, terms, and market conditions before preparing an offer. For new construction, we’ll evaluate the builder’s pricing, available incentives, financing offers, lot or upgrade costs, inventory, timing, and contract terms before you commit.

Once you’re under contract, we move into due diligence and transaction management. Depending on the property, this can include inspections, repair negotiations, financing, appraisal, attorney/title work, deposits, documentation, and important contractual deadlines.

For a to-be-built home, your roadmap gets a little longer. We’ll move through builder milestones such as selections, pre-construction, foundation, framing, mechanicals, pre-drywall, interior finishes, final inspection, orientation, and closing. I’ll help you understand what’s happening and what deserves your attention along the way.

I really like giving this its own section instead of burying it in fine print. Buying a home takes a small village. Depending on your transaction, your team may include me, a showing partner, transaction coordinator, lender, closing attorney, inspector, builder representative, insurance professional, and other specialists.

As closing approaches, we’ll make sure the major pieces are in place, complete your final walkthrough, review remaining logistics, and prepare you for closing day.

Closing isn't where the relationship disappears. You'll have a resource for questions, local recommendations, homeownership reminders, and, for new construction buyers, important builder warranty milestones after you move in.
