Should You Use the Builder’s Preferred Lender?
If you’re buying new construction in Charleston or Summerville, there’s a good chance the builder will offer some type of incentive for using their preferred lender. That may look like closing-cost assistance, a rate buydown, or another financial benefit tied to the purchase.
At first glance, that can sound like an easy yes. Sometimes it is. But the better question isn’t simply, “How much is the builder offering?” It’s, “Does this financing option actually support what I need from this purchase?”
Every buyer comes to the table with different priorities. Some are focused on keeping their monthly payment as low as possible, while others want to preserve cash at closing. Some buyers have strong reserves and care less about closing costs than they do about the long-term structure of the loan. That’s why I encourage buyers to look at the full picture instead of making a decision based on the headline incentive alone.
The builder’s preferred lender can absolutely be a strong option. Plenty of buyers use preferred lenders successfully and benefit from incentives that make a meaningful difference in the transaction. There’s no reason to automatically view the builder’s lender as a bad choice simply because they’re affiliated with the builder.
The important part is doing your due diligence.
Just like you’d evaluate the builder, homesite, upgrades, contract, and community, your financing deserves the same level of attention. It’s worth understanding how the preferred lender’s offer compares with another financing option so you can make a decision based on your actual goals, not assumptions.
A larger closing-cost credit may be incredibly valuable to one buyer and less important to another. A lower monthly payment may matter more to someone who plans to stay in the home long term, while another buyer may be focused on keeping more cash available during the move. There isn’t one financing structure that makes sense for everyone.
That’s one of the reasons I approach new construction as more than a home search. The house matters, but so does the structure of the deal behind it.
The goal isn’t to chase the biggest advertised incentive. It’s to make sure the overall transaction makes sense for you.
