Pineland Preserve by Mungo Homes: New Construction in Summerville, SC
If you're looking for new construction in Summerville but still want to feel connected to the parts of town that already exist, Pineland Preserve deserves a look.
Built by Mungo Homes, Pineland Preserve is located off Orangeburg Road, about four miles from Downtown Summerville. It's a newer community, but what caught my attention is the range of housing options and its location. This commuity is close to shopping, restaurants, schools and established parts of Summerville.
And if you've been following me for any amount of time, you know I don't think choosing new construction starts with walking into a pretty model home.
It starts with understanding how the community actually fits your life.
So, what's being built at Pineland Preserve?
There's quite a bit of variety here.
Mungo currently offers both townhomes and single-family homes, with floor plans ranging from approximately 1,677 to 4,336 square feet and two to six bedrooms. Current pricing spans roughly the mid-$300s through the low $600s, although pricing, inventory and incentives can change quickly in new construction.
That range is one of the more interesting things about Pineland Preserve.
Someone looking for a lower-maintenance townhome can shop here, while another buyer may be looking for a considerably larger single-family home, first-floor primary suite or even three-car-garage options. You're not looking at one product repeated throughout the entire neighborhood.
As of this writing, Mungo is showing both move-in-ready homes and homes currently under construction, along with opportunities to build from available floor plans.
One note: don't get married to a price or incentive you see in this article. Builder inventory, pricing, lender incentives and available homes can move quickly. That's one of the reasons I evaluate what's actually available when I'm working with a buyer rather than relying on an old screenshot from three Tuesdays ago. 😂
Location is one of Pineland Preserve's biggest advantages
This is where I think Pineland Preserve becomes especially interesting.
The community is approximately four miles from Downtown Summerville and sits in an already-developed portion of town with access to everyday shopping and services. Mungo specifically notes nearby Publix, Walmart, pharmacies, medical care, dining and recreation.
The community is also currently associated with Dorchester District Two schools, including Knightsville Elementary, DuBose Middle and Summerville High, although school assignments should always be independently verified because attendance zones can change. For a buyer, that's the kind of stuff I care about.
Not just:
Is the kitchen cute?
But:
Where am I buying? What does my everyday life look like here? How long does it take me to get where I regularly need to go? What's already around me? What's planned? And does this community still make sense when I stop looking at the model-home furniture?
That's the conversation.
What about amenities?
Pineland Preserve includes plans for a community pool, playground and walking trails. Mungo also describes planned connectivity to Knightsville Elementary.
They're nice additions, but I wouldn't choose a community based on an amenity checklist alone.
I'm much more interested in how the entire package works for you: home, lot, floor plan, monthly payment, HOA, commute, location, incentives, future plans and how long you expect to stay.
That's where comparing communities becomes much more useful than simply asking which builder has the prettiest model.

I toured Pineland Preserve so you can get a better look at the community, homes and what the area actually feels like before deciding whether it belongs on your list.
And this is exactly how I recommend using my community tours: research before you shop.
You should be able to narrow down communities, understand your options and start asking better questions before we spend an afternoon driving all over Summerville looking at houses that were never right for you in the first place.

Before you visit the model home, read this.
This part matters.
If you're considering new construction and want your own real estate agent representing you, contact your agent before you visit a model home, register online or provide your information to a builder.
Builder policies regarding outside agent representation vary. Depending on the builder and circumstances, visiting or registering without your agent involved from the beginning can affect whether that agent is recognized as your representative.
And remember: the sales representative inside the model home works for the builder.
They're there to sell the builder's homes. That doesn't make them the enemy. It simply means their role and your agent's role aren't the same.
My job is to sit on your side of the table.
I'm looking at the community, available inventory, builder incentives, financing offers, lot premiums, upgrades, contract terms, timelines and the overall economics of the purchase with your goals in mind.
So please don't casually wander into twelve model homes on a Saturday and then call me Monday like, “Okay girl, I found the one!” 😭

Is Pineland Preserve right for you?
Maybe.
And that's intentionally my answer.
I don't believe in declaring every new community I tour “AMAZING!” because that's not particularly useful. Pineland Preserve has some genuinely compelling attributes, particularly its location, variety of housing options and proximity to established Summerville.
But the better question isn't whether Pineland Preserve is a good community.
It's whether it's the right community for you.
